To obtain no-dues certificate from Municipal Corporation you need following documents:

Ownership Proof of Property
Affidavit of Buyer(Attested by Notary)
Affidavit of Seller(s)(Attested by Notary)
Copy of Registry & chain of Registries (if applicable)
Location Map of Approved Layout Plan
House Tax Notice/Bill/Receipt
Titama of Land
Proof of Development Charges (Receipt) paid to Municipal Corporation
Proof of Approved Building Plan letter (if constructed site)
Court decission/decree (if any)
Previous NOC (if any)
